The first thing NB Designs does prior to a staging, is send the sellers an email with our pre-staging tips.  We have found that sellers often don’t know what to expect when the stagers arrive, and our tips email gives them a breakdown of how the staging will work, and what to do beforehand to make the best use of our time together.  Items in our Pre-staging Tips email include things like removing all magnets and artwork from refrigerators, assembling cardboard boxes for items to be stored, removing personal/confidential paperwork which we will want out of sight from potential buyers, and removing off-season clothing to make the closets more roomy and spacious.  Our second step is the staging or staging consultation, and after our time with the sellers, if need be, we will leave them with a comprehensive list of items we recommend still be done before listing. NB Designs is often hired to do a full staging and most of these items would be taken care of by us, in the time we’re with you.  The last thing we do is to leave a Daily Showing Checklist of things to be neatened and straightened every day in order for the house to stay in tip-top staged state.  We always remind our sellers that the listing period is a short time where they have to focus on keeping their home looking fabulous – once they have an accepted contract and are through their option period, they can relax!

ALL PRICING BELOW IS FOR PROPERTIES FALLING WITHIN A 20 MILE RADIUS OF DOWNTOWN DRIPPING SPRINGS.  AN OUT-OT-AREA TRAVEL SURCHARGE OF $25 WILL BE CHARGED FOR AREAS 21 MILES TO 35 MILES FROM DRIPPING SPRINGS TOWN CENTER.  TRAVEL SURCHARGES FOR ALL PROJECTS FALLING OUTSIDE THE 35 MILE RADIUS FROM DRIPPING SPRINGS TOWN CENTER WILL BE DISCUSSED WITH THE CLIENT ON AN INDIVIDUAL BASIS, PRIOR TO SERVICE.

Home Previewing – Starts at $60

  • Initial consultation to determine the scope of the accessorizing or vacant staging project will start at $60. 00.

Silver – $200

  • This service is for homes under 2500 square feet – During the consultation, the seller and I examine the house from the curb to the back fence, and I make recommendations for the seller to undertake on their own.  As part of my consultation, I often suggest purchases of small items the seller will want to make, before photographs and listing. Alternatively, the seller may choose to rent props and accessories from me on a monthly basis. Included at no extra charge is a detailed e-mail report, emailed to the Realtor and the Seller.

Photo Styling – $45 per 30 minutes

  • This service includes a 30 minute visit, falling within a 20 mile radius of Dripping Springs. I will return to the listing before photographs, to ensure that the home is totally photo-ready. Pictures are extremely important in real estate and small details make a huge difference in how the home will be seen by online buyers.

Gold – $240

  • This service is for homes between 2500 and 4500 square feet – During the consultation, the seller and I examine the house from the curb to the back fence, and I make recommendations for the seller to undertake on their own. As part of my consultation, I often suggest purchases of small items the seller will want to make, before photographs and listing. Alternatively, the seller may choose to rent props and accessories from me on a monthly basis. Included at no extra charge is a detailed e-mail report, emailed to the Realtor and the Seller.

Platinum – Starting at $300

  • For homes over 4,500 square feet, or over $1.4 Million in list price.  I will consult with the sellers and Realtor, and come up with a staging proposal, based on the anticipated buyer pool and marketing strategy of the realtor.

Ranch Staging – Call for pricing

  • Our pricing is based on the square footage of the home to be staged, and exterior areas to be addressed.  An all-inclusive proposal will be supplied after consultation with the Realtor and seller.

Vacant or Extensive Staging – Call for pricing

  • For vacant listings or extensive staging, I will supply an all-inclusive quotation.  The quotation will depend on the price point of the furniture I’ll be renting for the home, and will include all furniture rental, art, rugs, accessories, staging and de-staging services. Initial preview to determine the scope of the project will start at $60.00.

Shopping Services

  • Shopping services – For larger or luxury homes, I may need to purchase additional items. I charge $75 per hour to shop for accessories and accents, in addition to the cost of the items.

Accessory packages

  • For homes which need a little pizzazz and personality, I offer an Accessory package, customized to the home.  Items such as throw pillows, candles, artwork and decor items are usually included in the package.  Sellers may choose to rent the package for the duration of their listing, or purchase it.  Pricing depends on the items needed.
