So, you’re selling your house and it’s just in time for the holidays! Do you stage your home with holiday decor, or do you refrain from decorating it at all?

NB Designs was asked that very question this week by a Realtor, and here’s the answer

Yes, we do encourage some simple, sophisticated holiday staging. Remember, that homes are staged to create an emotional connection in buyers, and most buyers will react to a beautiful, stylish home decorated for the holidays.

Here are NB Designs suggestions on how to achieve the classic, upscale holiday staging:

  • This year, keep the heirloom ornaments and children’s craft ornaments packed away, and decorate for potential buyers.

Remember, you’re selling a product and wanting it to appeal to the most number of buyers possible, so elegant and simple are key.

  • Choose holiday themed decorations versus religious themed decor.
  • Match the colors of your holiday decor to the colors you’ve used in decorating your home.
  • If the home has a fireplace, accentuate this focal point by hanging some color co-ordinated stockings from the mantlepiece.
  • Light a fire in the fireplace on cold days.

Should you not wish to light a fire, an idea is to use battery operated mini lights (found at Restoration Hardware), and place those in vases of various heights in the fireplace. You can switch on the lights for each showing.

  • Alternatively, use flame-less candles of various heights in the fireplace to add a welcoming glow and some interest to a fireplace.
  • When decorating with a Christmas tree, use one that’s appropriately scaled to the size of the room it’s in.

Make sure that you place it in an area where it won’t be in the way.

  • Keep the outdoor decorations simple – a wreath on the front door, to color coordinate with the interior decor is sufficient.

Keep the inflatables and candy cane path lights packed away.

  • Smell is the one sense people can’t ignore, so make sure your house smells inviting with a light holiday scent like cinnamon or apples.
